Rental Criteria
The following rental guidelines have been established to ensure that all applicants receive consideration in determining their eligibility to rent
1. Each adult (18 years or older) must Submit an Application to Rent. Incomplete applications will not be processed. In addition, all data and references listed on the rental application must be verifiable. Providing false information on the application will be cause for automatic denial.
Credit Check Fee is $25.00 per applicant, Non – Refundable.
2. Credit requirements:
- Applicants must have a verifiable credit history and report that demonstrates a willingness to pay financial obligations in a timely manner.
- A credit score (FICO) should be no less than 650 for standard approval.
- Credit scores less than 600 will be automatically denied.
- Collections / Charge offs: A report containing any cumulative amount less than $500.00 in collections and or charge offs will require an additional deposit equal to (1/2) of one month's rent "subject to AB 12", or co-signer. A report containing a cumulative amount more than $500.00 in collections will result in a denial.
- Judgments & Liens:A report containing any cumulative amount less than $500.00 in judgments and liens will require an additional deposit equal to (1/2) of one month's rent subject to AB 12, or co-signer. A report containing a cumulative amount more than $500.00 in judgments or liens will result in a denial.
3. Applicant employment and or other source of income must be verifiable income verification includes, but is not limited to applicant most recent check stubs or W-2 form, if self-employed, a copy of tax returns must be presented combined net income, of all applicants must be equal or greater than 2.5 times the monthly rent.
4. Karon Management Services accepts all Housing Authority and other assistance programs (Section 8, Vash, etc). However, the voucher must match or exceed the asking rent amount, and applicants need to meet our minimum rental qualifications (except minimum income).
5. Current and prior landlord references must be verifiable for the past 3 years.
6. The applicant can have no evictions or unlawful detainer actions on their record during the past (10) years. This would include even an unlawful detainer action without a monetary judgment. In general, an eviction would be an automatic rejection. Monies owed to previous landlords/or creditors will automatically be denied, unless debt is verifiably satisfied, and proof documents shown.
7. The security deposit and first month rent shall be paid in full upon signing the rental agreement and prior to occupancy of the apartment and should be paid with cashier check or money order only.
8. Should your application be denied based upon your rental or credit history you can obtain a free copy of your consumer report, if you make the request to the consumer-reporting agency within 60 days of the denial
